Having been invested in the East London/ Essex property market for over twenty years we are able to identify under and mis-priced assets and opportunities to add value. We also adjust strategy based on the type of market we are going through. We are long term holders and help clients accumulate for a long term buy and hold strategy.

 

After an initial consultation to build out your strategy, we go to market to source deals that fit your criteria and manage the acquisition process. We can also manage any works if needed, leaving you with peace of mind in building your portfolio.

A two bedroom apartment in zone 4

We primarily help source quality rental stock in the East London / Essex area which are typically occupied by local and or financial district workers. With excellent transport links, commuters have a choice to get into London between the Central, District or Elizabeth line by rail or the A12 or A13 by road. Properties that require refurbishment can be targetted to create uplift and potentially allow money to be withdrawn and sooner. The example below is a deal found and agreed the day before the UK went into lockdown and refinanced after works done to pull out deposit money.

February 2020

Deal sourced

This particular deal came through an estate agent. Not all estate agent deals go to market and in many cases a select group of investors are called who the agents know can execute without too much trouble.

September 2020

Deal bought/ works begin

While the lockdown in the UK slowed the conveyancing process down, all searches were still carried out and funding put in place to secure the deal. Upon receiving the keys, the builders went straight to work.

December 2020

Works complete

The full refurb involved a new kitchen, bathroom, a full rewire and new heating system (both to compliant standards). The property was skimmed, painted and new flooring was laid.

February 2021

Refinance

Property refinanced onto a standard buy to let product which allowed the deposit to come back out. While the amount of deposit that can come out varies, we try to negotiate on price to be able to get the most out to be used in other deals.
